Selling by owner means you handle pricing, marketing, showings, buyer questions, paperwork coordination, negotiations, and closing details yourself. You can still ask for help along the way, especially with marketing, safety, title company questions, and professional guidance.

You may need a purchase contract, property condition disclosure or disclaimer, lead-based paint disclosure if applicable, title company paperwork, payoff information, repair agreements, inspection responses, and closing documents. For legal questions or contract drafting, sellers should speak with a qualified attorney, title company, or appropriate professional.

Even when selling by owner, disclosure matters. FSBO does not mean “no paperwork” or “no responsibility.” Sellers should be honest about known issues, repairs, water problems, roof condition, HVAC, foundation concerns, insurance claims, additions, septic/well if applicable, and anything material to the property.

Pricing should consider recent comparable sales, condition, neighborhood, updates, acreage, school district, location, buyer demand, days on market, and competing homes. A FSBO seller may look at Zillow or online estimates, but those tools do not always understand local condition, rural property details, repairs, upgrades, or micro-market differences.

You can post on FSBO websites, Zillow, social media, neighborhood groups, yard signs, and local sharing pages. But buyers need more than “posted online.” They need clear photos, video, accurate details, easy contact options, showing instructions, and a simple way to learn more, such as a custom property webpage with a QR code.

FSBO may work for some sellers, especially if they already have a buyer, understand the paperwork, feel confident pricing the home, and are comfortable handling showings and negotiations. But if the process becomes stressful, slow, confusing, or risky, full-service listing support may be the better next step.
