VIP Buyer Program

As a VIP Buyer, you will benefit from the following nine services:

I will assist you in securing the best financing program for your specific situation with the lowest interest rate and least expensive closing costs and have a pre-qualification/approval certificate generated to give you the best competitive advantage in purchase negotiations.

I will provide you with regular updates from our Perfect Home Finder Buyer Service of all the new properties that match your home buying criteria. This will allow you to drive by and determine which properties you want to see.

I will research and locate properties not readily available online and contact you when one or more match your home buying criteria (including unlisted properties, new construction, and for sale by owners, etc.).

I will arrange a private showing of any property you want to see.

I will discuss the best strategy with you regarding offer price, financing terms, interest rate, cost to close, possession date, inspection details, termite, pest and other environmental reports, and anything else you want to know when you are ready to purchase.

I will help you prepare the offer with terms, special stipulations, amendments, exhibits and addendums weighted in your best interest.

I will present the offer on your behalf and negotiate in your favor to help you secure the property at the best possible price and terms.

I will recommend extremely competent affiliates with respect to your total home purchase including: legal expertise, home inspection, warranties, homeowner hazard and title insurance.

I will be available for you to answer any questions you might have.


BONUS #1:

You receive a one-year Home Warranty Policy ($400 value). I will negotiate the warranty on your behalf at no cost to you.

BONUS #2:

You will receive our written Buyer Satisfaction Guarantee whereby we agree in writing to sell your property for free if you are not satisfied with your home purchase within the first 12 months of purchase.*

BONUS #3:

You get my Cancellation Guarantee and can cancel this agreement at any time if I do not live up to our promises.


My fee of at least 3.5% of the purchase price will be paid to LIME Realty by the Seller of the property you purchase at the close of the sale.

You agree to pay a VIP Buyer Access fee of $495. Please notify me of any property you wish to view, inform other agents, for sale by owners and builders LIME Realty is representing you as your exclusive buyer’s broker.

This agreement automatically expires six months from today’s date unless cancelled earlier by either party in writing. Performance of the nine point services stated above are conditional upon LIME Realty being remunerated (paid) as dictated above.

The real question is how much are you willing to pay per month and still have fun living day to day.

Do I need a huge down payment?
