Whether you're drawn by Tinker Air Force Base, convenient metro access, or a community built on service and pride, many people quickly discover why Midwest City feels like home.

Historical Midwest City

Midwest City's story began during the uncertainty of World War II, but it was built on hope, vision, and service.

In the early 1940s, Oklahoma businessman W.P. "Bill" Atkinson learned that the United States military planned to build a major air depot in central Oklahoma.

Seeing an opportunity to create a community for the military personnel and civilian workforce, Atkinson purchased thousands of acres of undeveloped prairie and began building homes, schools, churches, parks, and shopping centers. Midwest City was officially founded in 1942 and incorporated in 1943. The city was named after the nearby Midwest Air Depot, which would later become Tinker Air Force Base.

From the beginning, Midwest City was intentionally designed as a family-oriented community. The original neighborhood, now known as the Original Mile, included homes, schools, parks, churches, and shopping areas, all within a walkable area for the families supporting the war effort.

During World War II, the nearby Douglas Aircraft plant employed tens of thousands of workers and produced thousands of C-47 transport aircraft that supported Allied forces around the world. The growth generated by the base quickly transformed Midwest City into one of Oklahoma's fastest-growing communities.

In 1951, Midwest City gained national recognition when it was named "America's Model City" because of its thoughtful planning, family-friendly design, and strong community infrastructure.

Over the decades, Midwest City continued to evolve with the opening of Midwest Regional Hospital, Rose State College, major retail centers, parks, trails, and civic amenities. Even after devastating tornadoes in 1999 and 2003, the city demonstrated remarkable resilience, rebuilding and reinvesting in its future.

Today, Midwest City remains deeply connected to its military heritage while continuing to grow as a diverse, welcoming community where service, patriotism, and community pride still shape everyday life.

Home Buying Assistance Programs in Oklahoma

Some of the programs available to Oklahoma buyers include:

Susan at Lime | Susan Honaker | Oklahoma OHFA Blue Ribbon Real Estate Agent

Oklahoma OHFA Blue Ribbon Real Estate Agent

• Down payment assistance programs
• Special home loan programs for teachers, first responders, and public service workers
• 0% down loan programs in eligible rural areas
• Tribal housing grants

• VA Loans
• City and nonprofit homebuyer assistance programs
• Federal programs that provide significant home discounts for community heroes

Each program has its own guidelines, and sometimes they can even be combined together to maximize your benefits.

Below you'll find several programs that Oklahoma buyers may qualify for. This is not a complete list, but it highlights some of the most helpful resources available today.

If you have questions about any of these programs, or if you would like help determining which options may fit your situation, I’m always happy to help.

Buying a home isn't just about a transaction.

It’s about opening the door to stability, opportunity, and a place to call your own.

How Homebuyer Programs Can Work Together

One of the things many buyers don’t realize is that some homebuyer assistance programs can be combined together. This is often called “stacking programs.”

Instead of relying on just one source of help, it may be possible to use multiple programs at the same time to significantly reduce the amount of money you need to bring to closing.

For example, a buyer might be able to combine:

• A 0% down loan program like USDA or VA
• State down payment assistance through Oklahoma Housing Finance Agency programs
• A city or nonprofit grant for closing costs
• A tribal housing grant if eligible
• Special programs for teachers, first responders, or public service workers

When these programs work together, they can dramatically lower the upfront costs of buying a home. In some cases, buyers are able to purchase with very little money out of pocket.

Every program has its own guidelines, income limits, and eligibility requirements, which is why understanding how they fit together is so important.

That’s where experience matters.

Part of my job is helping you explore the options that may be available to you and connecting you with lenders who understand how to structure these programs correctly.

Sometimes the right combination of programs can mean the difference between waiting years to buy a home and becoming a homeowner much sooner than you expected.

The goal isn’t just to buy a house.

It’s to create a path to homeownership that works for you.
