Thinking About Raising a Family in Nicoma Park?

Whether you're searching for more space, land to grow on, or a quieter pace outside the city, I’d love to help guide you through what life in Nicoma Park could look like for your family.

The History of Nicoma Park, Oklahoma

Today's quiet neighborhoods and tree-lined streets tell only part of Nicoma Park's story. The community has one of the most unique histories in the Oklahoma City metro.

A Town Built Around Chickens

Nicoma Park began in the late 1920s as an ambitious agricultural community designed specifically as a poultry colony. Developer Gilbert A. Nichols envisioned a planned community where families could purchase homes and support themselves by raising chickens and producing eggs. The project quickly attracted families from Oklahoma and across the Midwest who were searching for a new opportunity and a better life.

By 1929, approximately one hundred families were living in the community, collectively raising nearly 50,000 chickens. Residents worked together through the Nicoma Park Egg Marketing Association, processing and shipping eggs throughout the country. At its height, Nicoma Park was considered one of the largest poultry colonies east of the Rocky Mountains.

The Meaning Behind the Name

The name "Nicoma" was created by combining the first three letters of developer Gilbert A. Nichols' last name with the last three letters of Oklahoma. More than 200 names were submitted during a community naming contest before "Nicoma Park" was selected.

Hard Times and Resilience

Unfortunately, the community faced significant challenges during the early 1930s. A disease outbreak among the poultry flocks devastated the local chicken industry, and the onset of the Great Depression further damaged the community's economy. Although the original poultry cooperative eventually failed, many residents remained and continued building lives in Nicoma Park. Their determination and resilience helped shape the character of the town that still exists today.

Growth Into a Modern Community

As eastern Oklahoma County continued to develop, Nicoma Park gradually evolved from an agricultural colony into a residential community. Businesses, schools, churches, and civic organizations grew alongside the town. In 1959, Nicoma Park officially incorporated as a town, later becoming the City of Nicoma Park.

During the 1960s, the nearby Westminster Shopping Center opened and became one of eastern Oklahoma County's earliest major shopping destinations, bringing additional growth and convenience to area residents.

A Legacy That Lives On

While the chicken farms are largely gone, Nicoma Park's founding values remain visible today:

Hard work

Independence

Community cooperation

Family roots

Local pride

Resilience

Many residents believe Nicoma Park still carries the spirit of its founders, a community built by people willing to work hard, support one another, and put down lasting roots.

That heritage is one reason Nicoma Park continues to feel different from many newer suburbs. It remains a place where neighbors know each other, traditions matter, and community still comes first.

Residents also enjoy being near historic Route 66 destinations like Arcadia, including POPS and the Round Barn.

Home Buying Assistance Programs in Oklahoma

Some of the programs available to Oklahoma buyers include:

Susan at Lime | Susan Honaker | Storm Shelter Certificate

Oklahoma OHFA Blue Ribbon Real Estate Agent

• Down payment assistance programs
• Special home loan programs for teachers, first responders, and public service workers
• 0% down loan programs in eligible rural areas
• Tribal housing grants

• VA Loans
• City and nonprofit homebuyer assistance programs
• Federal programs that provide significant home discounts for community heroes

Each program has its own guidelines, and sometimes they can even be combined together to maximize your benefits.

Below you'll find several programs that Oklahoma buyers may qualify for. This is not a complete list, but it highlights some of the most helpful resources available today.

If you have questions about any of these programs, or if you would like help determining which options may fit your situation, I’m always happy to help.

Buying a home isn't just about a transaction.

It’s about opening the door to stability, opportunity, and a place to call your own.

How Homebuyer Programs Can Work Together

One of the things many buyers don’t realize is that some homebuyer assistance programs can be combined together. This is often called “stacking programs.”

Instead of relying on just one source of help, it may be possible to use multiple programs at the same time to significantly reduce the amount of money you need to bring to closing.

For example, a buyer might be able to combine:

• A 0% down loan program like USDA or VA
• State down payment assistance through Oklahoma Housing Finance Agency programs
• A city or nonprofit grant for closing costs
• A tribal housing grant if eligible
• Special programs for teachers, first responders, or public service workers

When these programs work together, they can dramatically lower the upfront costs of buying a home. In some cases, buyers are able to purchase with very little money out of pocket.

Every program has its own guidelines, income limits, and eligibility requirements, which is why understanding how they fit together is so important.

That’s where experience matters.

Part of my job is helping you explore the options that may be available to you and connecting you with lenders who understand how to structure these programs correctly.

Sometimes the right combination of programs can mean the difference between waiting years to buy a home and becoming a homeowner much sooner than you expected.

The goal isn’t just to buy a house.

It’s to create a path to homeownership that works for you.
